A pressure-reducing valve, commonly called a PRV, lowers high municipal water pressure to a safer pressure for the home. When it wears out, the result is not always simply “high pressure.” Some valves create low flow, pressure swings, noise, or pressure that slowly climbs when no water is being used.

Common PRV failure symptoms
Clues include pressure that changes noticeably through the day, weak flow throughout the house, banging when valves close, toilets or faucets that begin leaking, and water-heater relief-valve discharge. Because several other problems can cause the same symptoms, pressure should be measured before condemning the valve.
Static and flowing pressure tell different stories
Static pressure is measured with no fixtures operating. Flowing pressure shows what happens under demand. A gauge that starts normal but falls hard when a faucet opens may indicate a restriction, while pressure that slowly creeps upward can suggest a PRV that is not holding.
PRV replacement affects thermal expansion
A functioning PRV creates a closed system because heated water cannot expand backward into the public main. The water-heater expansion tank should therefore be correctly sized, charged, connected, and tested whenever pressure regulation is repaired.
Adjustment is not always a repair
A healthy adjustable PRV may allow a controlled pressure change, but turning the screw cannot restore worn internal parts or correct an undersized water service. The final pressure should be verified at rest and under demand.

Can a bad PRV cause high and low pressure?
Yes. Depending on how it fails, a PRV can allow pressure creep, unstable pressure, or a large pressure drop while water is flowing.
Should the expansion tank be checked with the PRV?
Yes. Pressure regulation and thermal-expansion control work together in a closed plumbing system.
Can I just adjust the PRV myself?
Adjustment without pressure testing can create excessive pressure or hide a failing valve. A gauge and system-level diagnosis are safer.
